Same Inspector, Different Rulebook Over It
Code Enforcement covers all six towns exactly as it covers Charlotte. The same procedures, the same portal, the same inspectors across the county's 524 square miles. For an owner that removes the jurisdictional confusion that dominates most metro markets.
What each town keeps is its own zoning ordinance. Code Enforcement will not open plan review until the zoning use permit is approved, and that permit comes from the town rather than the county or the city. So the building path is identical and the land use path is not. The full position is on our page covering disclosure choices and one building department.
Which Rules Govern What I Can Rebuild?
The Fire Report Sits Somewhere Else
The 6 towns range from housing built in the 1900s to subdivisions completed after 2010. Code Enforcement issues more than 100,000 permits and over 320,000 inspections each year, with more than 100 inspectors across 524 square miles. N.C.G.S. Section 47E-4 requires the disclosure statement no later than the time the buyer makes an offer, and Section 47E-7 requires prompt correction of material inaccuracies arising afterwards. N.C.G.S. Section 47E-7 requires prompt correction of material inaccuracies, and Section 47E-4.1 adds a separate boldface mineral and oil and gas disclosure. North Carolina charges excise stamps on the deed.
This one costs people real time and almost nobody knows it in advance.
The Mecklenburg County fire marshal's office sits within Code Enforcement and conducts fire investigations for projects outside the Charlotte city limits. Inside the city that is the fire department's role. So if your property is in one of the towns, the incident report your insurer wants and a buyer will ask about is held by the county rather than by a city department.
Why Does the Fire Report Matter to a Sale?
We publish no zoning summaries for the individual towns. Each maintains its own ordinance and they differ meaningfully from one another and from Charlotte. The town's planning office will confirm what applies to your parcel.
What Is My Burned House in the Towns Actually Worth?
The Housing Varies More Than the Rules
Across the six towns the stock ranges from genuinely old village housing to very recent subdivision construction, sometimes within the same municipality. That means the structural question varies as widely here as anywhere in the county.
Older dimensional framing can be repaired in sections; engineered trusses and floor systems come out whole once heat-exposed. Establishing which you have, and whether the assemblies were reached, is what an engineer's assessment settles. Attached to your disclosure statement it also discharges the duty under the statute.
The Towns in Context
Where Charlotte's own zoning applies over the same county permitting, see our page about a large area of mid-century houses. Where newer subdivision construction dominates and covenants add a further approval, see our page for a newer northern belt of engineered framing.
Town Questions
Do I File My Permit With the Town?
No, with Mecklenburg County Code Enforcement, same as Charlotte. What you need from the town is the zoning use permit, and Code Enforcement will not open plan review until that is approved.
Nobody Can Find My Fire Report.
Check whether you are asking the county fire marshal's office rather than a city fire department. Outside the Charlotte city limits the county handles fire investigations.
Will You Buy in Any of the Six Towns?
Yes. The town zoning affects what a rebuild can be and therefore the figure, and it does not stop us buying.
